The Energy Performance Certificate (or EPC for short) provides an A-G rating for energy efficiency. This is achieved using a standardised RDSAP method. To produce the certificate we will conduct a brief inspection of your house. This is to collect information about the size of the property and rooms, the materials used in construction and whether there is any insulation in the property. The EPC also provides information on a property's energy use as well as typical energy costs. We will also include additional information recommending how to reduce your energy usage and increase your energy efficiency. Once all information is gathered we then calculate the rating for your property. Then a certificate is lodged with the national database.
Why do I need an Energy Performance Certificate?
Legislation came into effect on 21st May 2010 stating that anyone who decided to place their property on the market for sale (or rent) in the United Kingdom would need to purchase an EPC. This legislation covers commercial properties as well as residential ones. You must have your property's Energy Performance Certificate available to any potential buyers the moment you put your property on the market for sale or rent.
In addition, from April 2018, it became a legal requirement for the EPC rating for your property to be a minimium of an 'E' rating in order for that property to be let to a tenant.
